Property investment 'reaches highest level in 2 years'

Activity in the UK property investment market has increased, but one expert claims the future will remain difficult.

Commercial property investment in the UK has reached its highest level in the last two years, according to new research.

A study by Lambert Smith Hampton (LSH) has found that that the UK property investment market saw a turnover of £8.3 billion in the second quarter of 2010.

In addition, the "big-ticket" deals appear to have returned, with 15 commercial development transactions in excess of £100 million being completed, accounting for more than £3 billion in total.

However, LSH chief executive officer Ezra Nahome says that the market now needs some time to "pause for breath", as investors acclimatise to the new yield regime.

Ms Nahome also believes that the government's austerity drive is knocking investor confidence.

"The market may have come a long way in a short period of time but this has arguably been too much too soon and further improvement will be harder to achieve for the remainder of the year," she said.
