UK commercial property 'in a state of flux'

There is a difference of opinion among tenants and owners over the state of the commercial property rental market, it is claimed.

The UK commercial property investment market is in a "state of flux" as the country tentatively recovers from the recession, it is claimed.

Property investment firms want to see their commercial development assets begin to return respectable yields again as the economy begins to get moving again, according to Timothy Lambert, head of consulting at private wealth management firm Ducalian.

However, many tenants still believe that conditions are still too difficult, and they expect to be able to take advantage of lower rates, he suggests.

In addition, increased competition for available tenants is playing into the hands of occupiers as leases begin to expire.

"What is clear is that many commercial property owners are having a tough time of late, but they must be careful not to pass on the negativity to clients as without them, life will be eveb worse," Mr Lambert concluded.

According to the latest Occupier Satisfaction Survey, sustainability and environmental issues are the key concern for tenants looking to take commercial property.
